Guarantee!

We will beat any bonafide FNMA or FHLMC approved mortgage loan in the state of Arizona with a better A.P.R.

....or we will pay you $1,000.

A.P.R. stands for Annual Percentage Rate as defined by FTC Regulation Z

 

In order to qualify for the guarantee, the following criteria must be met. First....another lender must have funded your loan that had a better A.P.R. then what we quoted.  The FNMA or FHLMC finance type and terms must be exactly the same as what we were basing our loan on. Occupancy type must be exactly the same.  We must have been able to pull a full tri-merged credit report and get an in-house estimation of property value.  Loans must fund within 30 days of our dated credit report. 

If our A.P.R. is challenged, we will require a certified copy of the "Note" and HUD-1 Settlement Statement for verification purposes and a copy of the certified appraisal is required to protect us from "fraudulent" type competitors.  The appraisal MUST include 3 sales from the subject's immediate neighborhood that are no more than 3 months old plus one listing and one pending sale. That is standard appraisal requirements for most lenders at this time.

These are 3 standard "forms" that you can/will receive a copy of per Federal and State laws. 

The information listed above will provide information to conclude an exact A.P.R. per Regulation Z for comparison purposes. Broker, Lender and appraiser must have retained proper licensing at time of funding.  The transaction must qualify as an arms-length transaction (no related parties) as defined by Mortgage Central, Inc..  Mortgage Central, Inc. retains the right to retract the guarantee based on any loan or loan document that it sees as fraudulent, doctored or tampered with.
